We know by now many of you are eager to have the pool opened and available for use. Under the guidance of the Association’s attorney and insurance agency, we are currently hindering the opening of the pool until further notice. We know by now many of you are eager to have the pool opened and available for use. Under the guidance of the Association’s attorney and insurance agency, we are currently hindering the opening of the pool until further notice. There are many factors that come into play regarding opening the pool.
The association cannot risk the liability of opening the pool area if the proper insurance is not attained. The insurance coverage does not cover viruses and you cannot currently purchase that type of coverage. The association would have to collect a special assessment from all the homeowners to cover any judgment or defense of a lawsuit if sued.
Also, the current security company contract does not cover additional COVID procedures. For example, enforcing social distancing, maintaining capacity guidelines, performing temperature checks, etc. There is also the additional expenses for the disinfecting protocols that would need to be met and the offsite storage of pool furniture as these are highly touched surfaces.
With this being said, COVID-19 is still a big risk to several people and your Association’s first priority is the safety of residents and avoiding unplanned financial impact. The Board will continue to monitor the situation and determine if we can possibly re-open while keeping everyone safe and healthy. We apologize for the inconvenience and hope you understand we are doing our best during an unusual time.
